What is your cancellation policy?
Full refund-cancellations made within 48 hours of booking, minus a $25 cancellation fee.
50% refund-cancellations made at least 15 days before check-in minus a $25 cancellation fee.
No refund-cancellations made within 14 days of check-in.

There is NO SMOKING allowed inside any of our properties. Violation of this rule will result in a $150 charge to your stay. Marijuana is illegal in Texas and not welcomed on our property.
NO PETS allowed on property. Violation of this rule will result in a $100 charge to your stay per night, per pet.
There will be a $25 fee (added to the cost of shipping) to mail any forgotten items back.
There will be a $50 charge added for every 30 minutes you are past check out time. Our check out time is 10am.
We are not liable for any lost, stolen, or damaged personal effects on our property.
We will not issue refunds for the discomforts of nature.
What time is check in/check out?
Check in is 3pm. Check out is 10am. Every property here is self check-in. We ask that you be mindful of the times so our housekeeping team can have the appropriate amount of time to sanitize every space.
Are fires allowed and do you provide firewood?
Yes, fires are allowed (even when the county is under a burn ban). Each property has it’s own fire pit, however we do not provide firewood. Firewood can be purchased at the Lajitas general store, Cottonwood general store, and the Study-Butte gas station.
Are pets allowed?
Unfortunately, pets are not allowed. We are pet lovers too, however BBNP does not allow pets and furry friends would likely be left "at home" during their humans' long adventures. Also, there's the poop. Violation of the pet policy is a $100 charge, per pet, per night. Thank you for your understanding.
Is there Wi-Fi?
Yes, every property has Wi-Fi! We are in a very remote part of the world and outages are a real thing, however, we do our best to keep you connected!
What are your business hours?
We are available from 9am-6pm 365 days a year. If you reach out to us after 6pm, we will respond to you the following morning.
Do I need a 4 wheel drive vehicle?
No. 4-wheel drive or AWD is always recommended out here but 2-wheel drive is just fine. Sports cars are not recommended.
What is there to do in the area?
Our properties sit on over 1,000 acres of private, raw desert land. We invite you to explore our grounds as much as you’d like! Take a hike (or a drive) up to the Summit for epic, 360-degree views of both the National and State Parks!

The Lajitas Golf Resort is located 4 miles from our property. They offer one of the most sought-after courses in the country!
With the darkest skies in the lower 48, stargazing and astrophotography are very popular in the area.
Offroad vehicles are welcome to use our extensive trails at their own risk!
How far is the BBNP park?
The entrance to the park is 17 miles from our property.
Is there someone that can help me set up plans for exploring your property?
Absolutely! We are available via email to help with any questions or concerns - but you are welcome to explore anywhere on the property until you reach a “private property” sign, indicating an adjoining neighbor's property. We ask that you not go past those. There will be additional information in your accommodation on this subject when you arrive.
What is the closest large airport I can fly into?
Midland/Odessa airport is the closest airport for people to fly into. It is about a 3 ½-4 hour drive from there to our property.
What kind of planes fly into the Lajitas airport?
All kinds of planes fly into Lajitas. Anyone can fly their own plane into the Lajitas airport with 24 hour notice to the airport FBO. (Pilots will know how to get in contact). JSX is a company that offers charters from Houston Hobby, Austin, and Dallas. They run seasonally.
Some important things to note:
This is the middle of the Chihuahuan Desert which means you might experience power outages (this includes WiFi) along with everyone else in the area. Although inconvenient, they typically do not last for more than a few hours.
Be mindful of your surroundings. It is probable that you will see a lot of wildlife out here. Please keep in mind that we are visitors in their backyard, not the other way around. We do our absolute best to provide you with a wonderful, comfortable experience. We do not provide cancellations or refunds for the discomforts of nature.
**We have tried to disturb the natural landscape as little as possible. Most of our accommodations have parking next to the unit, however, the natural landscape required a few units to be built with walks of 20 yards or more and some inclines. This may include the use of stairs to reach your accommodations, the bathhouses in the Valley, or parked vehicles.
